ARE YOUR PLANS DRAWN TO A SPECIFIC BUILDING CODE?
Our designs are drawn to meet the 2012 C.A.B.O. / International Residential Code (I.R.C.). These codes may or may not meet the building codes in your area. It is the responsibility of the builder or contractor to ensure that the design meets or exceeds the appropriate code, including local amendments in the area in which the house is to be built. Some of our older plans may not meet the 2012 IRC because of when they were designed. If you are interested in purchasing a license to build one of those plans, we can bring the plan up to code at no charge. Keep in mind that shipping may be delayed a couple of days to allow us to modify the plan.
WHAT DO YOUR PLANS INCLUDE?
Includes a drawing index, square footage chart, and usually the front and rear elevations.
All elevations are detailed and shown at ¼” scale, usually over two sheets.
Floor Plans and Square Footage:
Our floor plans almost always come in ¼” scale with centerline dimensions and are most commonly shown with 4” walls. 6” exterior walls are available as an optional upgrade. Our square feet measurements only include heated floor space. Therefore, a garage would not be included. The measurements are made from outside the exterior frame (brick is NOT included). Stairs are counted once. Walkways and overlooks in vaulted two-story areas are included in the square footage. Volume areas on the second floor are not counted. Additionally, a 2x floor framing example is provided.
Our plans generally come with a daylight basement foundation as standard. They are almost always shown as walk-out basements with 10” walls (not counting framed walls).
Usually an optional upgrade, we show a typical turned down slab (monolithic).
Usually an optional upgrade, we show crawl space foundations with 8” walls and ventilation calculations.
Each plan includes a 2D and a 3-D roof overview showing all pitches and planes. A 2x framing roof plan is also provided as a framing example.
Each plan includes a “path of light” electrical layout for each floor.
We do not include cabinet elevation drawings as they are typically provided by the carpenter or cabinet vendor at no charge.
Each plans comes with typical details for the appropriate foundation, wall sections, roof framing, etc. Details, insulation specifications and any beam or rebar sizing is based on what is typical for the Atlanta, GA area.
Blacklines or Reproducibles
When you “buy” a William Lindy house plan, you are buying a license to build. The type of license you buy dictates what you can do with the plan. All licenses are limited to just one customer (the one who purchased the plan). House plans cannot be resold, assigned, or loaned to another party. Licenses are NOT transferrable.
A blackline set, comes with a license to build ONE structure from the set of plans. You are not permitted to make copies of the plans or to build more than ONE structure. If you desire to build a second structure, you will need to look at a reproducible license.
A reproducible license (whether electronic .pdf, hard copy, or CAD files) comes with an unlimited license to build, modify or make copies of the plan. All modifications become the property of William Lindy, Inc. as a derivative work. The license is NOT transferrable to another party.
CAN I HAVE YOU INCLUDE ADDITIONAL ITEMS TO HELP ME MEET PLAN REVIEW AND LOCAL CODES IN MY AREA?
Building codes vary from area to area. We can offer some assistance on a case by case basis. Call for details. We can add specific notes and work with your engineer or suggest an engineer to use in your area. Cross-sections, specific details, custom layouts for your designs, etc. can all be done.
WHO OWNS THE COPYRIGHT ON THE DESIGNS?
William Lindy, Inc. owns and maintains the copyright on all designs. If you buy the reproducible vellums (non-transferrable license), you may reproduce or modify with no usage fee; however, you may NOT sell, give or "loan" any William Lindy design or transfer the right of any William Lindy design to build to others. If you buy the blacklines (8 sets), you may not copy them. If you need additional copies, call our office to order more. There is no usage fee on William Lindy designs.
WHAT TYPE OF DIMENSIONS TO YOU USE?
We use centerline dimensions as standard. They are by far the most efficient and least prone to mathmatical error in the field. Left to right, front to rear dimensions are available for a charge of $75 per floor. If you are doing a custom design, simply tell us ahead of time which kind of dimensions you prefer and we will work it in with no charge.
HOW DO YOU MEASURE SQUARE FOOTAGE?

IF I ORDER A CUSTOM DESIGN OR REQUEST DESIGN CHANGES, HOW LONG DOES IT TAKE TO START MY PLAN?
This will vary depending on our current workload. As a rule of thumb, it usually it takes about 1 1/2 weeks to begin work on your design. Stock plans may just take a day or two to modify depending on the complexity of revisions. Worst case, we will have your changes within 4 business days of starting.
HOW LONG DOES IT TAKE TO COMPLETE A CUSTOM HOME DESIGN?
This varies depending on the complexity of the job, size of the plan, our current workload and how timely your responsiveness is regarding design changes. On average, anywhere from 30-60 days is pretty common.
CAN I GET A DESIGN REVERSED?
Yes! All designs can be reversed or mirrored with forward reading directions. The charge is $150.00.
DO YOU OFFER STUDY SETS?
IS THERE A USAGE FEE FOR THE DESIGNS?
Upon the purchase of a reproducible version (blackline or .pdf), the non-transferrable license allows the plan to be built an unlimited number of times without paying a usage fee to William Lindy. This license applies only to the person or entity who paid for the plan. You may not "give" or sell the design to another builder. You may have the design modified to your liking with the understanding that any modifications are a derivative work of a copyrighted plan, and are the property of William Lindy, Inc.
WHAT IF I WANT DESIGN CHANGES TO A STOCK PLAN?
Great! Thats what we do. You pay the stock plan price up-front and we collect for the design changes upon completion. We do our changes on a flat fee basis and it generally takes about 2 weeks to start your job. Once the job is started, you will have a preliminary of your changes within 4 business days. If you make still further changes, additional charges may apply. Allow 4 business days after we receive your changes for revisions. Elevation changes may take 5 business days.
To begin, simply print the images of the plan you want to modify, mark up in pen what you want done and send us a written request for modifications via fax (770-926-1396) or e-mail (firstname.lastname@example.org). We will respond with a quote in writing within 36 hours. At that point you can decide to go forward or not. Quotes are good for 30 days.
WHAT TYPE OF FOUNDATIONS DO YOUR DESIGNS COME WITH?
90% of our plans come standard with a basement foundation. Our basement plans do not typically include any finished areas and therefore are not included in square footage calculations unless specifically stated. Most of our basement foundations are designed as full basements and use framed rear walls and are typically considered "walk-out" basements. The remaining outside walls are poured concrete. We commonly use interior walls instead of beams to transfer design load, but not always. The layout of these walls usually line-up with the first floor walls above. If you need basements designed with posts and beams, we can do so for a $150 fee. Also, other types of foundations such as crawl space and slab can be done as well. Some exceptions may apply.
WHAT IF I BUY A CUSTOM HOME DESIGN OR STOCK PLAN AND I NEED CHANGES TO THE PLAN IN THE FUTURE?
We can definitely do the changes. If they don't change the design enough to be considered a sister plan or new design, then we will bill you hourly for the revisions. If they are significant changes, we will charge 1/2 the current stock plan price of the plan plus the cost of the changes.
